17,000 SF Lease at Norton Rose Fulbright Tower
Skanska signed a 17,000 SF lease to an undisclosed global investment manager at 1550 Lamar St, one of downtown’s premier office towers—evidence of continued flight-to-quality.

Industrial Growth

30,800 SF Industrial Building Sold
DSMTX LLC acquired an industrial asset at 14041 West Road, highlighting ongoing demand in Houston’s logistics and distribution corridors. Keith Edwards and Jake Galloway of Caldwell Brokerage represented the seller, Ortega Realty Investments, LLC.

Retail Investment & Leasing Activity

Spencer Square & Broadway Shopping Centers Sold
Brixmor Property Group sold two major retail centers totaling over 256,000 SF in Pasadena and Houston—signaling continued demand for stabilized retail assets. Spencer Square, a 181,888-square-foot shopping center located at 5510 Spencer Hwy in Pasadena; and Broadway, a 74,988-square-foot shopping center located at 8201 Broadway Street in Houston, Texas. The buyer was undisclosed.
Dick’s Sporting Goods Expands in Tomball
A 60,425 SF lease at The Grand at 249 underscores strong retail tenant demand in high-growth suburban corridors. Lindsey McKean and Matt Reed of the SHOP Cos. represented the tenant and Andrew Alvis and David Meyers of NewQuest represented the landlord.
University Commons Acquired (Sugar Land)
11North Partners purchased this grocery-anchored center, located at 13550 University Blvd., as part of a $300M multi-state portfolio acquisition—a major institutional vote of confidence in Texas retail.

CCIM Annual Commercial Real Estate Forecast Competition

The 2026 CCIM Commercial Real Estate Forecast Competition scheduled for Thursday, February 5, provides one of the best opportunities to learn about the many factors affecting Houston’s complex real estate marketplace.

The annual CCIM Forecast has become one of Houston’s best attended events for commercial real estate professionals. Attendees will hear seasoned industry leaders discuss market conditions as well as earn four (4) hours of CE credit.

Future market trends are predicted with a debate-style competition by local experts in various commercial property types, including office, retail, industrial, land, and multi-family. In addition to brokers discussing market conditions, the economic picture for the region and state will be presented by Lonnie Hendry, CRE in a keynote address at noon.

Although the CCIM Forecast event is billed as a competition, the event is more about a shared perspective. The presenters typically agree on most substantive points. But having two presenters approach the same topic from different perspectives provides additional insight into a large, complex set of markets. One presenter may be more optimistic and the other perhaps more pessimistic, but the format creates a conversation that describes the markets in more detail than a matrix of market metrics and prognostications.

Make plans now to attend the CCIM Forecast Competition and gain the knowledge to make better business decisions in the Houston and Texas Gulf Coast commercial real estate marketplace.

2025 Economic Outlook Recap

Introduction to Commercial Real Estate
Participants in this course will learn to:

Differentiate between types of commercial real estate investment markets and sectors
Assess common real estate investment analysis tools
Evaluate common lease clauses
Develop the skills needed for a successful commercial real estate career

Transitioning from Residential to Commercial Real Estate
Participants in this course will learn to:

Demonstrate how market data and valuation factors determine the value of a commercial real estate property
Describe the fundamental aspects of investment and income-producing properties in the commercial real estate sector
Identify challenges in working on commercial deals and associated risk mitigation strategies
Identify strategies to transition into a commercial real estate role

Courses will be offered in-person with CommGate, as well as in an online format through the CCIM Institute.
