CCIM Course: CI 103 – User Decision Analysis for Commercial Investment Real Estate

Four-Day Course (6/3/2025 – 6/6/2025)

Linking a company’s enterprise-level goals with their real estate strategy is key to offering the right space solution. Whether an investor, operator, or a broker, it’s important to approach real estate problems from the perspective of the user/occupant. In CI 103, you’ll learn such advanced skills as how to perform a comparative lease analysis between competing assets, analyze a sale-leaseback to help a client generate capital from their owned real estate, and advise a client on a lease vs. purchase decision to facilitate an expansion.

Incorporating the CCIM Decision-Making Model and the CCIM Communications/Negotiations Model, CI 103 explores new concepts regarding user discount rate selection, such as using multiple rates for some occupancy decisions based on perception of risk related to the various occupancy cash flows.

CI 101 is a bedrock class for real estate practitioners at a time when risk mitigation, pricing, and cycle assurance have become critical to investors. CI 101 introduces the CCIM Cash Flow Model, a tool for ensuring your investment decisions are based on wise finance fundamentals. During the course, you will learn how to use key financial concepts such as Internal Rate of Return (IRR), Net Present Value (NPV), Cap Rate, Capital Accumulation, and the Annual Growth Rate of Capital to compare different types of commercial real estate investments.

Houston Multi-Family Brokers Cautiously Optimistic in 2023

By Patsy Fretwell – During this year’s CCIM Forecast Competition, multi-family experts Blake Willeford, CCIM with Greystone and Jeffrey Ketron with Northmarq offered their perspectives on the market and offered predictions for 2023.

With all costs in the multi-family sector increasing, the two agreed they are cautiously optimistic for smaller trades. Institutional groups are active with more buyers and potential investors evaluating opportunities and looking at environmental risks. Both expect construction costs to decrease or remain flat.

Willeford and Ketron also agree the market is not in sync; sellers still expect prices that may not be realistic. Buyers and sellers are getting closer together with some tightening due to rent improvements and lower vacancies. And land prices are not dropping as sellers are still waiting for the best deal.

The top submarkets projected to have the highest absorption and rent growth in 2023 include Katy/Cinco Ranch and Near Town/River Oaks, according to Willeford. On the other hand, Ketron believes Richmond/Rosenberg will be on top. Both forecasters reported the current average market rent is $1,300. However, Williford thinks the rate will increase 3.1% to $1,340, while Ketron believes the average rent will decrease 3.9% to $1,250 by year-end 2023.

Don’t Miss the 2023 CCIM Forecast Competition!

The 2023 CCIM Commercial Real Estate Forecast Compe­tition scheduled for Friday, February 17, provides one of the best opportunities to learn about the many factors affect­ing Houston’s complex real es­tate marketplace.

The annual CCIM Forecast has become one of Houston’s best attended events for commer­cial real estate professionals. Attendees will hear seasoned industry leaders discuss market conditions as well as earn four (4) hours of CE credit.

Future market trends are predicted with a debate-style com­petition by local experts in various commercial property types, including office, medical, retail, industrial, land, and multi-family. In addition to brokers discuss­ing market conditions, the economic picture for the re­gion and state will be presented by Dr. Ted C. Jones in a keynote address at noon.

Although the CCIM Forecast event is billed as a competition, the event is more about a shared perspective. The present­ers typically agree on most substan­tive points. But having two presenters approach the same topic from different perspectives provides additional insight into a large, complex set of markets. One presenter may be more op­timistic and the other perhaps more pessimistic, but the format creates a conversation that describes the markets in more de­tail than a matrix of market metrics and prognostications.

Make plans now to attend the CCIM Forecast Competition and gain the knowledge to make better business decisions in the Houston and Texas Gulf Coast commercial real estate marketplace.
